When you’re a bank and you want to increase your deposit base with great customers, where do you go? You go to high income earners (physicians, dentists, attorneys) who are a safe bet and lure them to bank with you with a special NO or LOW 5% down payment physician mortgage, with no PMI required. If you’re trying to lure them to become a customer, would you give them great rates? Yes. As a result, you’ll be able to get loans that are right around market interest rates, and those require 20% down, and you’ll only have to put down zero or 5% for the special doctor home loan. And not have to pay PMI, like you would on an FHA Loan.
We have relationships with a couple of banks who have unadvertised physician mortgages. These are loans that no investors will buy, because they allow future income, don’t always count student debt, don’t have a long history of high income, etc. Yet these banks are willing to take the risk on you and a doctor home loan because they know of your lifetime earnings potential, and as a result want you to become a customer for life.
The 30YR Fixed Physician Mortgage will make sense for the buyer who’s convince they’ll own this home for the rest of their life, or for at least the next 7-10 years. Should you be thinking about owning for only 3-6 years, it may make sense for you to take advantage of a much lower rate offered on a 5YR ARM Doctor Home Loan. Why pay more if you don’t have to. Invest the saving in retirement, college savings, etc. and put very little down with the physician home loans.
